Buying property for the Greece Golden Visa and managing the process from abroad

A Greek property purchase and Golden Visa application can largely be managed from the UK. Greek procedures allow a qualifying investor to submit a residence-permit application through a proxy before entering Greece, provided the Power of Attorney meets the required formalities. The investor will still need to provide biometric data before the permit is issued. If you are starting from scratch, check the Greece Golden Visa requirements before choosing a property.
Buying remotely still involves important legal, technical and tax decisions. The investment threshold, property category, payment method and intended use all need checking before you commit.
What the property thresholds actually are in 2026
The real-estate route currently has three main thresholds.

The €250,000 change-of-use route is narrower than many listings suggest. The change from non-residential to residential use must be legally completed after 5 April 2024 and before the Golden Visa application. For qualifying listed buildings, restoration or reconstruction is relevant to continued eligibility and the first renewal.
The current framework is reflected in the Greek government’s guidance on the golden visa investment route and the Ministry’s 2026 circular for property investors. Sterling equivalents depend on the exchange rate when funds are transferred, so budget in euros rather than relying on a fixed GBP figure.
Can you actually buy without visiting Greece?
Much of the transaction can be handled through a properly drafted Power of Attorney. Greek rules expressly allow an application to be submitted by a proxy before the investor enters Greece where the Power of Attorney has been executed before a Greek consular authority or an appropriate foreign authority or notary and carries the required Apostille or consular authentication.
A representative can assist with obtaining the Greek tax registration number, legal due diligence and completion documents. A Greek bank account is not universally required for the buyer: the Golden Visa rules permit qualifying payment by specified banking methods, including credit transfer, provided the purchase price is paid through an accepted route and properly recorded in the notarial documentation.
The transfer itself is completed by notarial deed and registered with the competent cadastral or land-registry authority. This is a standard way of buying Greek property as a UK resident.
The process, step by step, from the UK

Paying for the property from the UK
For Golden Visa purposes, the agreed qualifying consideration must be paid in full before the residence-permit application. The rules specify permitted payment methods, including credit transfer and certain bank or card payments, and require the notary to certify the relevant payment details.
That makes transfer planning important, but there is no legal requirement to use a foreign-exchange broker. Compare regulated providers, charges, exchange rates and settlement times before transferring a large amount.
Budget for more than the purchase price. Where property transfer tax applies today, the headline rate is 3% of the taxable value plus a municipal levy equal to 3% of that tax, giving an effective rate of 3.09%. The proposed transfer tax change, and why timing matters
In September 2026, the Greek government announced a planned increase in property transfer tax on residential purchases by affected third-country buyers from 3% to 15%, or 15.45% after the existing municipal levy. Officials subsequently presented 1 July 2027 as the intended start date.
As at September 2026, however, the measure has been announced but has not yet been legislated. The government’s published specification says it is aimed at residential purchases by individuals who fall outside specified Greek, EU/EEA and long-term-resident categories; commercial premises, plots and other non-residential property are outside the announced measure.
For an €800,000 taxable purchase, the present effective 3.09% rate produces €24,720 of transfer tax. An effective 15.45% rate would produce €123,600 if the proposal becomes law in that form. Transitional rules for transactions already under way have not yet been enacted, so do not assume that paying a deposit or signing a preliminary agreement will secure the current rate.
Choosing who manages this for you
Remote buying makes the quality of your advisers particularly important. A Greek lawyer can handle legal work and, with a suitable Power of Attorney, act on your behalf within the authority granted. Registration should be checked with the relevant Greek Bar Association rather than assuming every adviser is a practising lawyer.

What happens after you complete
The investor residence permit is valid for five years and can be renewed for further five-year periods while the qualifying investment and other conditions remain in place. Periods spent outside Greece do not themselves prevent renewal. Our guide to renewing every five years explains the process.
Residence status and tax residence are separate questions. Simply holding a Golden Visa does not automatically make you Greek tax resident. Greek tax residence can arise through permanent or principal residence, habitual abode or the centre of vital interests, as well as through physical presence exceeding 183 days in a twelve-month period, subject to statutory exceptions. Eligible family members can receive linked residence permits. Common mistakes UK buyers make doing this remotely
The biggest risk is committing to a property before confirming the applicable threshold and technical eligibility. The €800,000 zones are defined by law, while the €250,000 categories depend on specific legal characteristics rather than marketing language.
Other common problems include using a Power of Attorney that does not cover the acts needed at completion, failing to verify planning or title issues, and leaving source-of-funds checks until the transfer deadline. Appointing advisers before paying a reservation amount gives you more room to identify those problems.
If a property purchase is not the right fit
Not every family wants to commit €400,000 or €800,000 to Greek real estate. The Greece Financially Independent Person visa is a separate route worth comparing for people who qualify on financial means.
Investors also compare Greece with Portugal’s Golden Visa or Greece against Hungary and Malta’s residency routes. Portugal’s current investment-residence programme no longer permits the qualifying investment to be directed into real estate.

Frequently asked questions
Can I buy Greek property without ever visiting Greece?
The purchase and even the residence-permit application can be handled through an authorised proxy where the formal requirements are met. You will still need to provide biometric data for the residence permit, which requires personal attendance before issuance.
Do I need a mortgage or can I finance part of the purchase?
The consideration relied on for Golden Visa eligibility must be paid in full before the application, using a permitted payment method. The rules therefore do not allow an unpaid purchase-price balance to count towards the investment threshold. If you intend to use borrowing or grant security over the property, obtain Greek legal and banking advice on the structure before signing.
Do I need to become a Greek tax resident to keep the Golden Visa?
No minimum physical-presence requirement applies simply to renew the investor permit, and absence does not prevent renewal while the qualifying conditions continue. Tax residence is a separate test and can arise from factors including residence, centre of vital interests and the 183-day rule.
Can I include my spouse, children and parents on the application?
Eligible family members include a spouse or registered partner, qualifying unmarried children under 21 and direct ascendants of the spouses or partners. The documentation differs according to relationship and age.
How long does the whole process take from offer to residence permit?
There is no guaranteed end-to-end period because the property purchase, due diligence, payment, registration and biometric appointment all affect timing. Official procedures publish processing periods for completed residence applications, but buyers should allow additional time for the transaction itself.
